Preferred Contractors

TSG has many years of experience in all facets of the building industry, and we recruit contractors who have developed the skills and reputation for success. Many different criteria are evaluated when deciding the contractor pool. This criterion involves expertise, financial strength, resumes and references as well as site visits to previous projects. TSG also maintains relationships with successful engineers and contractors in dozens of jurisdictions across the country.

On large scale projects or where substantial interaction with other trades is required, a scope of work document is created to accompany drawings that will define all aspects of the trade responsibility—should they win the contract. These scope documents are developed with contractors who are qualified to perform the work on the project,yet do not participate in the bidding process. We use this process to define our project budget as well as our timeline.

Our selection process for the contractor that will bid for your project

TSG will invite a wide variety of qualified local and regional companies to participate in the bidding process. Some of these contractors may have worked with TSG on prior opportunities; others may be suggested by the ownership team or recommended by other contractors. When inviting sub contractors to compete on portions of any project, TSG will ask for and receive verification of licensing and insurance before delivery of the bid packet and associated drawings. Receipt of the company resume and references begins the discovery process and background checks for qualified bidders.

All contractors are required to attend job walks and/or pre-bid meetings to answer any questions and meet the other potential contractors. Each trade must identify the onsite superintendent for the project should their company be awarded the contract. This is an important step as we will then have an opportunity to meet each person and develop a personal resume so as to determine their level of expertise. These question–and–answer sessions are extremely important and can identify items that can have an effect on the scope of work document for that, or other trades. Other companies, who do not meet the requirements or have not fully participated in our process, are informed that they will not be able to proceed in the bidding process.

All approved contractors will receive a detailed bid form and the final scope of work document. At the time of bid opening TSG will have a complete file developed on companies who may be involved in your project.

How we determine the winning bid

While working with the ownership team, we perform a bid evaluation that includes competence, experience, availability and value. The group will decide the successful bidder and inform all others of award amounts and bid ranking.
